St. Lucie Village waterfront planning
Plan seawall and dock work in St. Lucie Village on the Indian River Lagoon: frontage, setbacks, Board approval, permit fees and king-tide flooding.

St. Lucie Village, settled in 1843 and incorporated in 1961, runs between U.S. 1 and the Indian River Lagoon north of Fort Pierce, and its oldest part is a National Register Historic District. A 2023 state funding request said most of the Village sits at sea level and floods in king tides and major storms.

Low elevations and strict dock rules
The town code requires 75 feet of frontage for Indian River docks (50 feet for established homes), 25-foot side setbacks, prior approval and state and federal permits before a dock, seawall or bulkhead, and no slip rental or liveaboards. Canal-front structures need a 25-foot setback from the bulkhead line.
The Village must eliminate septic tanks by July 1, 2030 under the lagoon’s nutrient plan, and parts of its sewer project area are subject to tidal flooding. What could the work cost?
Town fees are modest (residential dock $155 plus $4.33 for the first 155 feet; +$100 to add a seawall), but state and federal approvals come first.
Published examples are attributed context from Treasure Coast and nearby South Florida sources, not a Port St. Lucie average or a quote. Your wall needs a property-specific written scope.

A St. Lucie Village checklist
Use these steps to gather records and prepare a property-specific conversation. Public records and project references do not describe the condition of your wall.
Pull the permit history
Search the address on the city or county permit portal for seawall, dock and lift permits and their final inspections before the first site visit.
Check frontage and setbacks
Confirm your lot meets the 75- or 50-foot frontage rule before designing a dock.
Get state and federal permits first
The town requires them before approval.
Confirm the current approval step
A 2024 ordinance moved permit issuance to the Building Official; ask whether Board approval still applies.
